A Residential Tower on Maryah Island, Abu Dhabi (Designed by BEAD Architects) For BEAD we wrote the comprehensive architectural specifications for this project, with scope ranging from glazing to floor finishes, sanitaryware to roofing membranes, door hardware to suspended ceilings and so on. The job involves checking and co-ordinating with the work of other consultants such as security, lifts, landscape design, structures, pool filtration and so on as well as all the engineering disciplines. We work closely with the architects and their consultants and make sure that all our specification clauses are co-ordinated and tailored for the project and carefully checked, including against local code requirements. And of course we continue to give support during the tendering process, answering contractors queries and so on.
On completion the printed and bound specifications typically amount to 2 -3 very thick A4 format books. Much of the wording is devoted to management, quality control, temporary site facilities and so on, generally known as "preliminaries."
On large projects it is common for us to divide the specifications for a project into different packages, such as "enabling works" - this is when work on foundations and basements can be ordered in advance to save time. Another common package is "fit-out." Each package needs its own preliminaries so it can be tendered separately.
Re-cladding an existing Tower on Abu Dhabi Island (for BEAD Architects) This picture shows a couple of existing missing stone cladding panels on the existing tower. Stone panels were becoming detached due to defects in an earlier scheme, and falling off. BEAD Architects instructed us to write comprehensive specifications for re-cladding the building with the new generation of non-combustible aluminium cladding, as per local Abu Dhabi building code.
